This eastern Lyon county farm totals 300 acres more or less and is a proven producer of big whitetails and turkey as you can see in the pics. There’s a diverse income stream here from three different sources and lots of upside with the CRP contract nearing expiration. All the deer pics were taken in 2017 and the turkey pic was the last week of April, 2018. The acreage consists of approximately 50 acres currently in crop production, another 126.6 acres in CRP expiring in 2020 and 2021 that could be transitioned back to crop production after expiration, approx. 50 acres of native hay meadow with the balance in timber and waterways. The CRP payment is $5,843.00 annually and would be substantially more if transitioned to crops.

The west side of the property contains heavy mature timber along Four Mile Creek and some excellent creek-bottom tillable. The CRP has just been burned off at time of listing, but this is a tremendous stand of big native grasses located between the timber and crop fields. This is an excellent transition area ideal for both travel and bedding.

This is the type of property that huge Kansas bucks are harvested from and its been documented by the seller as you can see in the pictures. Big deer reside on these types of farms unlike property that’s nothing but hardwoods with no bedding areas. If you’re looking for a property to harvest big deer on right away while offering lots of upside, we’d love to show you this one.
