Auction: Garrett’s River Bend Tract 2 – 176 +/- Acres – 11/10/23
Vaughn-Roth Land Brokers is very honored to represent the family members that compose Garrett’s River Bend, LLC with the sale of this premium land situated in the Neosho Valley just east of Burlington. We will be offering two individual tracts and then a combination of the two via online auction with the property selling in whichever form garners the most proceeds. Tract 1 features a beautiful potential homesite with pavement frontage, utilities nearby, heavy hardwood timber and big elevation changes. This is a great prospect for those wanting a build site with excellent hunting right out the back door. Tract 2 is composed of prime Neosho Valley river-bottom cropland and hardwood timber that features one of the highest percentages of Verdigris soil in the currently tilled portions that we've encountered!
Well, if you’ve been sitting on your wallet watching marginal properties go by while you await an opportunity to strike on a top-shelf cropland parcel, go ahead and reach for it because opportunity is knocking! Located just east of Burlington, Kansas, this is a much-envied tract of highly productive Neosho Valley farmland totaling 176 acres more or less that’s long on excellent soils and recreational appeal. There’s a total of approximately 128 acres of cropland with the overwhelming soil type being tremendously productive Verdigris Silt Loam which composes 141.9 acres of the parcel according to the soil map. Class 2 Osage Silty Clay Loam comes in a distant second at 11.13 acres. Please view the soil map by clicking on the “Related Documents” tab on our website. The location of this offering is also very desirable with pavement frontage and a less than 5 minute drive to Burlington. For the ag operator, there are multiple elevators to choose from within a 20 minute drive as well as premium soybean markets and an ethanol plant within 40 miles.
For the outdoorsman, there’s a lot to like here as the Neosho River flanks the west boundary of this tract and there’s also access to the rarely visited east side of the Burlington City Dam that will provide some peace and solitude while pursuing Flatheads to Spoonbill. When the water is up and the bite is on, you’ll understand why the east side is the place to be! The deer hunter will be in heaven here as there’s been countless trophy bucks harvested in the stretch between John Redmond Dam and LeRoy. The timber on the east side of the river is the natural funnel in this area for legendary Coffey County bucks and there’s some excellent bedding areas adjoining the very private and secluded sections where cropland meets timber.
As well as being offered individually, this parcel is also being offered with the adjoining 29+/- acres with the property selling in whichever form garners the most proceeds. The bid amounts of Tract 1 and Tract 2 will be totaled and an additional $20,000.00 will be added to that total which will be the starting bid price of Tract 3.
If Tract 1 and Tract 2 sell separately, the Seller shall provide a survey of Tract 1.
