Tract 2 totals 153 +/- acres consisting of grazing pasture and thick hardwood timber. This is a great prospect for both the beef producer and those looking for a hunting property. The pasture is comprised mostly of robust Native varieties highlighted by Big Bluestem, Switch grass and Indian Grass that continue to be productive during the hot, dry summer months. The fences are constructed of barbed wire, mostly 4 and 5 strand that are rated adequate to good, depending on the section. Water is provided by ponds in the northern and southern halves as well as the wet-weather creeks.

There are heavily timbered portions in the fingers of multiple deep draws that run through the center of the property and near the northern boundary with huge elevation changes. The bottom of these draws are very isolated and provide much desired privacy for the resident deer and turkeys and the hills surrounding them are excellent vantage points. There’s also a very thick stand of hardwoods to the west of the abandoned Old Highway 75.

The location, just a few miles north of Buffalo, Kansas is excellent with pavement frontage provided by Old Highway 75 which is no longer in use but provides excellent access. Tract 2 is situated in the ultra-productive Kansas Deer Management Unit 11 that continues to produce quality Whitetails year in and year out.

Location: Woodson County is in southeastern Kansas, bordered by Coffey County to the north, Greenwood County to the west, Allen County to the east and Wilson County to the south. The county seat is Yates Center.

Geography: The county is characterized by rolling hills, prairie, and farmland, typical of this region of Kansas. It is a predominantly rural area with agriculture playing a significant role in the local economy.

Population: The county has a small population, with fewer than 3,000 residents.

ABOUT THE CHAUTAUQUA HILLS

Location: The Chautauqua Hills is a physiographic region that extends through parts of southeastern Kansas, including portions of Chautauqua, Elk, Greenwood, and Woodson counties.

Geography: This area is distinguished by its rugged, wooded hills, which contrast with the surrounding plains and prairies. The hills are composed of sandstone and shale, and the region is known for its oak-hickory forests, which are uncommon in much of Kansas.

Ecology: The Chautauqua Hills support a diverse range of wildlife, including deer, turkey, and various species of birds. The are is composed of mixed grass prairies and woodlands making it a popular destination for outdoor activities like hunting, fishing and hiking.

Driving Directions: From Yates Center, travel south on Highway 75 for 9.7 miles and the property begins on the east side.
