Tract 2- "The Errett Meadow"

Totaling 80 acres more or less, Tract 2 is a good candidate to add hay production for use within your cattle operation or to sell to the public. This parcel is composed mostly of excellent robust native grasses and forbs. The plant community on this tract appears very healthy and is dominated by Big Bluestem and Indian varieties.

Due to its location just off of pavement and proximity to utilities, this tract could also have future potential upside for a build site although there isn't currently enough capacity on the rural water line to add a meter. Both electric service and rural water lines run by this property so if you would like to speculate on future upside, this may be a candidate.

Brief Legal Description: The North Half of the Northeast Quarter of Section 15, Township 23 South, Range 13 East of the 6th P.M., Greenwood County, Kansas. 80 acres more or less including Right-of-Way.

Location: SW corner of the intersection of 310th and HH. This tract is directly across the road to the south of Tract 1.

Driving Directions from Gridley: Take Emmer Rd (near French Foundation Bldg.) south for 3 miles to 2nd Rd. and turn west. Proceed 4 miles to HH where the property is located at the SW corner.

Minerals: According to the mineral title opinion provided by Karen McIlvain, Attorney-At-Law, there are no minerals rights intact on this tract and the Seller possesses no mineral interest. ORDER OF SALE:

Tracts 1, 2 & 3 will each offered individually only. 

Tracts 4, 5, 6, & 7 will each offered individually and then in combination.  The bid amounts of these 4 individual tracts will be added together and be increased by $50,000.00. The starting bid amount for the combination of these tracts will be the sum of the individual tract bids plus the $50,000.00.  If a qualifying bid is placed on the combination of tracts, the tracts will sell in combination and WILL NOT be offered again, either individually or in combination.

Tract 8 will be offered individually only which will be after the offering of Tracts 4-7.
