Tract 4- "Sauder Home Place"
Here's the ultimate mixed-use addition to the land holdings of the diversified ag operator. Totaling 360 +/- acres, this one has it all including a residence and improvements, native grazing pasture, good tillable, brome and native hay meadow. Whether you want a great location to winter cows or background stockers while having plenty of additional acreage to grow forage to support them, you'll find a lot to like here.
The residence is 1 1/2 story encompassing right at 2,000 square feet of living space that consists of 6 bedrooms and 2 full bathrooms. The residence is dated but appears to be in decent shape although, like all real estate in this auction, it will sell as is, without warranty or guarantee. The Sellers are currently preparing for an auction of the contents of the home, at which time we'll add interior photos.
The majority of the native pasture portion is located south of the residence with some additional pasture to the north/northwest. The south pasture totals approximately 95 acres and has a substantially rolling topography with deep draws, providing protection from the Kansas wind for those calving cows. The pasture to the north/northwest contains approximately 58 acres with two ponds. Fences around these two pastures range from adequate to excellent. There’s also another area of native grass in the southwest corner of the property totaling around 28 acres that lays outside the boundary fence of the parent parcel and does not have a division fence separating it from the neighboring property. In the past, the tenant has grazed this area in conjunction with the neighboring pasture. The Buyer of this parcel could possibly continue this arrangement, proceed with incorporating it with the parent parcel or possibly sell this area to the neighbor.
The hay meadows vary in location and type with a mix of brome and native meadows. In all, there’s approximately 45 acres in current hay production. They appear to be in very good shape considering the summer they just endured.
The cropland on this tract ranges from upland on the north to bottom-ground flanking Greenhall Creek that flows from northeast to southwest through the property. Total tillable acreage is approximately 85 acres with soil types in the south tillable section being primarily composed of good Class II Martin silty clay loam and also contains a substantial amount of Class I Reading silt loam towards the south boundary. The northern regions currently in crop production contain upland soil types dominated by Class II Aliceville silty clay loam.

Driving Directions from Gridley: Take Emmer Rd (near French Foundation Bldg.) south for 3 miles to 2nd Rd. and turn west. Proceed 5 miles to GG and turn south to the residence which is about 1/2 mile on the west side.
Minerals: According to the mineral title opinion provided by Karen McIlvain, Attorney-At-Law, the mineral rights are not intact on this tract but the Seller does possess a royalty interest of .02395830. According to Kansas Geological Survey records, the total 2022 oil production was 3,187 barrels and the total 2021 oil production was 3,668 barrels. There is current production on this tract. Closing and Possession: Closing shall be on or before December 20th, 2023. Possession shall be at closing.

ORDER OF SALE:
Tracts 1, 2 & 3 will each offered individually only.
Tracts 4, 5, 6, & 7 will each offered individually and then in combination. The bid amounts of these 4 individual tracts will be added together and be increased by $50,000.00. The starting bid amount for the combination of these tracts will be the sum of the individual tract bids plus the $50,000.00. If a qualifying bid is placed on the combination of tracts, the tracts will sell in combination and WILL NOT be offered again, either individually or in combination.
Tract 8 will be offered individually only which will be after the offering of Tracts 4-7.
