These properties, many of which have been in the family for 4 generations, are all located near the eastern edge of the legendary Flint Hills region at the confluence of the Woodson, Greenwood and Coffey County lines.

Tract 5- “The Piatt”
Tract 5 totals 160 acres more or less and is all business for the cattle operator. There’s no tillable and no hunting appeal, just resilient Flint Hills grass to keep your cattle progressing through the summer months. This parcel has good gravel road access from multiple sides including new pipe double gates off the north road and a cattle guard off the east road. There’s also two gates bordering Tract 6 to the west if you’d like to purchase both tracts or possibly the entire section when adding in Tract 7 to the south. These parcels will be offered both individually and in combination.
The barbed wire fences on this property will quickly get your attention with the north, west and east fences all being 5 strand rated excellent. The south fence that borders Tract 7 is 4 to 6 strand rated adequate to good.
There’s two ponds on this tract with one near the north boundary and one near the west boundary. The one to the west still has substantial water remaining after the dry grazing season. The north pond, while large in surface area, needs a cleanout and this winter could be a great time to do it.

Minerals: According to the mineral title opinion provided by Karen McIlvain, Attorney-At-Law, the mineral rights are not intact on this tract but the Seller does possess a royalty interest of .01302084. There is current mineral production on this tract. According to Kansas Geological Survey records, the total oil production for 2022 was 619 barrels and the total oil production for 2021 was 146 barrels. Tracts 1, 2 & 3 will each offered individually only.
Tracts 4, 5, 6, & 7 will each offered individually and then in combination. The bid amounts of these 4 individual tracts will be added together and be increased by $50,000.00. The starting bid amount for the combination of these tracts will be the sum of the individual tract bids plus the $50,000.00. If a qualifying bid is placed on the combination of tracts, the tracts will sell in combination and WILL NOT be offered again, either individually or in combination.
Tract 8 will be offered individually only which will be after the offering of Tracts 4-7.
