These properties, many of which have been in the family for 4 generations, are all located near the eastern edge of the legendary Flint Hills region at the confluence of the Woodson, Greenwood and Coffey County lines.

Tract 7- “The Jones”
This tract totals 320+/- acres and borders Tracts 5 and 6 along its north boundary, giving you the opportunity to own the entire section. Composed of good Flint Hills native grasses, timbered draws, multiple ponds and Greenhall Creek, this is another tract for both the beef producer and the recreational buyer.
Boundary fences range from adequate to excellent with the west fence being 5 strand rated excellent, the south fence is 4 strand rated adequate to good, the north fence is 4-6 strand rated adequate to good and the east side being 4 and 5 strand rated good to excellent.
Livestock water sources on the property are substantial in normal precipitation years with four ponds and two creek drainages. Similar to the entire region, the water sources are showing the effects of the ongoing 2023 drought which has been one of the driest on record in the area. The ponds are attractively spaced across the northern half from east to west with Greenhall Creek running through the northwest corner. The south half has a creek drainage running the entire length of the property from east to west and a pond near the southwest corner.

Driving Directions from Gridley: Take Emmer Rd (near French Foundation Bldg.) south for 3 miles to 2nd Rd. and turn west. Proceed 5 miles to GG and turn south. Proceed 1.5 mile and the property begins on the west side. This Tract borders Tracts 5 and 6 on the south side.

Tracts 1, 2 & 3 will each offered individually only.
Tracts 4, 5, 6, & 7 will each offered individually and then in combination. The bid amounts of these 4 individual tracts will be added together and be increased by $50,000.00. The starting bid amount for the combination of these tracts will be the sum of the individual tract bids plus the $50,000.00. If a qualifying bid is placed on the combination of tracts, the tracts will sell in combination and WILL NOT be offered again, either individually or in combination.
Tract 8 will be offered individually only which will be after the offering of Tracts 4-7.
