Auction: Tract 3 – Gardner Trust – 160 +/- Acres – Lyon County, Kansas
On behalf of the Daniel R. and Virginia L. Gardner Trust, we proudly introduce these Lyon County parcels to public that will be sold via online auction. These properties have been in the same family since the 1800's but the time has come for the next chapter and opportunity is knocking. Whether you’re searching for that rare rural residence on small acreage, are adding to your ag operation or desire a recreational getaway, we’ve got options for you here. These tracts are located north of Lamont and due west of Burlington, approximately 3 miles west of the Lyon/Coffey County line in southeast Lyon County.
We will offer these properties in four parcels or combinations thereof. Tract 1 will be 152 +/- acres that does not include the residence. Tract 2 will be the residence and approximately 8 acres more or less. Tract 3 will be the combination of Tracts 1 and 2 which will be the residence and approximately 160 acres more or less. Tract 4 will be 160 +/- acres that consists of premium Native grass hay meadow and ponds. Tract 4 is being offered individually only.
This online auction will begin at Noon on May 19th and begin closing at 10:00 A.M. on May 21st, 2026. The closing schedule for each tract is as follows:
Tract 3 consists of 160 acres more or less consisting of a classic 2-story farm home, multiple outbuildings, mixed grass meadow, timber and a large pond. In recent years, this parcel has been a productive brome hay meadow. It is in need of some TLC or a transition due to the widespread army worm damage that went through the region last year. There is still brome on the property but the new owner will likely want to re-plant some areas in brome or transition it back to cropland which was what it had been used for in the past. The majority of this tract is conducive to cropland production featuring Class 2 and 3 soils including Kenoma and Elmont varieties. Please refer to the “Related Documents” section within this listing on our website to review the entirety of the soil map.
This property also possesses multiple attributes that will appeal to Buyers seeking a recreational getaway, whether you enjoy hunting or fishing. Located in the highly reputable Kansas Deer Management Unit 14, this parcel is bisected by a heavily wooded draw that flanks the creek that winds through the property from west to east. The deer sign in this area is very evident and this property has tremendous upside with the addition of foodplots and/or feeders. Located in the southeast quadrant of the property is a sizable pond consisting of in excess of 2 acres. This pond has a substantial population of bass and bluegill currently and has had catfish in it in the past according to the Sellers.
Homes on acreage this size are a rare commodity and this one is ready to be tailored to fit your desires and needs. The residence consists of four bedrooms, two and a half baths and encompasses 2,505 square feet according to County records. The home appears to be in overall decent condition although it could use some updating and general TLC. There’s currently a responsible tenant who would be interested in continuing to lease the home if the new owner would like to lease it out.
Moving outside, the home is fronted by towering, mature hardwoods and conifers providing both aesthetics and shade from the west and south sun. Behind the home are multiple outbuildings that have had various uses throughout the years to handle livestock needs, equipment storage and workshop duties.
Potential buyers will appreciate the location which is conveniently situated in an area not far from Burlington, Madison, Hartford and Emporia. From the east boundary, it’s only 2.5 miles east to the pavement of Angus Rd. which is the Lyon/Coffey County line that runs north to Hartford, continuing north to I-35. Approximate driving distances are as follows…
Madison- 13 miles
Burlington- 13 miles
Hartford- 10 miles
Emporia- 27 miles
I-35- 19 miles
Again, this tract is being offered individually and in combination with adjoining Tract 2 that contains the residence and the balance of the quarter section. The properties will sell in whichever format garners the most proceeds. The high bids of Tracts 1 & 2 will be added together and a $25,000 escalator will be added to establish the starting bid for Tract 3.
