These properties are being offered via hybrid auction which will be a live auction with an online option to bid for those who cannot attend in person. There are four tracts in this auction. Tract 1 is being offered individually only. Tracts 2 and 3 are being offered individually and in combination as Tract 4 and will sell in whichever format garners the most proceeds. We will take the high bids from Tract 2 and Tract 3, add a $75,000 escalator and that is where the bidding will begin for Tract 4. If there are no bids on Tract 4, Tracts 2 and 3 will sell separately.
TRACT 3
Tract 3 totals 157 acres more or less, being contiguous to Tract 2 to the south. We are offering this parcel individually and in combination with Tract 2 and the properties will sell in whichever format garners the most proceeds. This is an efficient offering for the grain producer with in excess of 140 acres currently in tillable, having very few trees and the overwhelming majority of the acreage that’s not in cropland, being in waterways, lending to adequate drainage. All but 1.1 acres of this tract are composed of the good upland soil types of Lagonda and Grundy varieties and Grundy varieties with slope percentages ranging from 2% to 5% and 5% to 9%. If you are speculating on future value or looking for a tract to develop, the rural water in this area is provided by PWSD #3. According to the water district, there are water lines running adjacent to the road frontage on the south and west sides of Tract 3. Driving Directions: From Cameron, take Walnut St. north for 1 mile and veer left onto State Hwy EE, continuing north 1/4 mile to Rogers Rd. and turn west. Proceed 3/4 mile to Harris Road and turn north. Go 3/4 mile following the curves and the property is on the east side. Look for the signs!
