This property is located in the beautiful rolling hill country of Wabaunsee County. Access to the property is good with a good gravel road running along the northern half of the west edge of the property in addition to dirt roads running along the southern half of the west edge of the property and the east edge of the property. This tract has a beautiful gentle roll to it with expansive Flint Hills views in all directions. This parcel is primarily composed of clean native grass limestone-based pasture that is in good condition. The pasture includes a solid stand of good quality warm season native grasses with minimal brush and weed pressure present for a majority of the property. An approximately 60-acre area in the northern end of the tract includes a mixed grass stand on ground that was once farmed. This area includes primarily class II and III soils and would make a wonderful area to sow back to Fescue or Brome to extend the grazing season on the property. An oil well is located near the SE corner of the property on the neighboring tract with the landowner receiving a small royalty interest in the lease. The lease is the Preston Unit 1A with production between 2019 and 2021 averaging roughly 3500BBL/year. The land owner on the subject property receives a 1.55% royalty interest in this lease providing additional revenue to the land owner.
