Auction Details: Beginning at 12:00 p.m. on 10/2/2024 with a dynamic closing to start at 10:00 a.m. on 10/4/2024. (Any bids placed in the last 5 minutes will extend the closing by 5 minutes.)

Legal Description:  A tract containing 66 acres, more or less, in the East 1/2 of the Southwest 1/4 in Section 8, Township 27 South, Range 20 East of the 6th P.M., Neosho County, Kansas.

Driving Directions: From Chanute, head east on Highway 39 for 11 miles and then turn left onto Pratt Road.  Proceed 1.5 miles and then turn right onto 230th Rd.  Travel approximately 0.4 miles and the property begins on the left side of the road.  Watch for signs!

Earnest Money: $25,000.00 due on day of auction.  The earnest money is non-refundable unless the Seller fails to deliver marketable title.

Brokerage Cooperation: Vaughn-Roth Land Brokers will pay a 1% fee to the brokerage who produces a successful Buyer for this auction. The brokerage must register their potential Buyer within a minimum of 48 hours prior to the auction.

Minerals: The Seller's mineral interests transfer to the Buyer.
