Tract 2 spans 80 acres more or less and is composed of 63.20 acres of cropland, a sizable pond at the north boundary and some heavy hardwoods in the southwest quadrant. Auction Details: Beginning at 12:00 p.m. on 10/2/2024 with a dynamic closing to start at 2:00 p.m. on 10/4/2024. (Any bids placed in the last 5 minutes will extend the closing by 5 minutes.)

Legal Description:  The South 1/2 of the Northwest 1/4 in Section 4, Township 27 South, Range 20 East of the 6th P.M., Neosho County, Kansas. 80 acres, more or less.

Driving Directions: From Chanute, head east on Highway 39 for 12  miles and then turn left onto Queen Rd and proceed for 2.5 miles and the property begins on the right side of the road. Watch for signs!

Earnest Money: $30,000.00 due on day of auction. The earnest money is non-refundable unless the Seller fails to deliver marketable title.

Brokerage Cooperation: Vaughn-Roth Land Brokers will pay a 1% fee to the brokerage who produces a successful Buyer for this auction. The brokerage must register their potential Buyer within a minimum of 48 hours prior to the auction.

Minerals: The Seller's mineral interests transfer to the Buyer.

Closing: On or before November 4th, 2024.

Possession: At closing.

Property Taxes: $1,150.84

Buyer's Premium: There will be a 5% buyer's premium added to the high bid to determine the final contract price with that total being paid by the Buyer.
