This tract totals 160 acres more or less and as indicated above, is a tremendous example of resilient native pasture featuring a robust plant community including the “Big 4” native grass varieties of Big and Little Bluestem, Indiangrass and Switch Grass. There’s also a good compliment of productive forbs throughout with a lack of weed presence, making this a highly productive grass tract. When the tame grasses falter in the heat of summer, this is the type that will keep adding lbs on your cattle and has an excellent water supply as well. The water is provided by a large pond with a convenient location near the center of the property, making this an excellent prospect for the addition of interior fencing to incorporate a rotational grazing plan if so desired. This pond weathered well during the droughts of 2011 and 2012, holding usable water during the entirety.

Fences on this tract are barbed wire rated from adequate to excellent. The north fence is five strand rated very good to excellent. The south fence is four strand rated good. The west fence is four strand rated adequate and the east fence is 4 and 5 strand rated adequate to good depending on the section.

The location of the property is excellent as it’s only two miles to the entrance of Eisenhower State Park at Melvern Lake and it’s only 13 miles to access the I-35 corridor at BETO Junction. Approximate mileages to area towns are 7 miles to Lyndon, 40 miles to Topeka and 70 miles to the KC metro.

Regarding utilities, there’s electric lines located across the road from the southwest corner of the property and to the neighboring houses to the north and east. Melvern Lake is a large reservoir just west of Melvern, Kansas, covering about 7,000 acres of water with another 18,000 acres of public land around it. It sits in the iconic Flint Hills, so the setting is more open prairie and rolling hills than heavily developed shoreline. The lake is managed by the U.S. Army Corps of Engineers and is set up mainly for recreation and wildlife use. There are multiple parks and campgrounds around the lake with boat ramps, beaches, and basic facilities. Boating is a big draw because the lake has long stretches of open water that aren’t usually crowded. Fishing is also a major reason people go, with common catches including crappie, bass, catfish, and walleye. The surrounding land includes trails and wildlife areas, so you can hike, hunt, or just explore without leaving the area!
