We are offering this real estate in 5 tracts with three tracts located southeast of Melvern, Kansas not far from I-35 and 2 tracts located northeast of Melvern, Kansas, not far from Quenemo. Tracts 1 and 2 are contiguous and are being offered both individually and in combination as Tract 3, with the properties selling in whichever form garners the most proceeds. Tracts 4 and 5 are being offered individually only. The online auction will begin on October 13th at Noon and will begin closing on October 16th. Please note the ending times for each tract and that the auction will feature a dynamic closing meaning that any bids received within the last 3 minutes of the auction will extend the closing time to 3 minutes.
Every one of these tracts have capable and reputable tenants who all have expressed a desire to continue leasing the properties if the new owner wants a tenant farmer.
Tract 2 totals 158 acres more or less and is located directly north of Tract 1 and again, is an absolute top-shelf hunting tract! Compared to the other tracts in this auction, this one features the highest percentage of timber that covers the majority of the east half. This super thick, old growth hardwood and conifer stand is almost impossible to navigate other than an existing trail in the northern portion. You couldn’t ask for a much more private setting for the resident wildlife with close access to the food sources to the west. The most unique attribute for this tract is one that all hardcore deer hunters will appreciate is the natural screening within the interior of the property that creates multiple divided small fields that are hidden from view, both providing privacy and forcing the resident whitetail bucks to come in for a closer look when searching for does during the rut. Take a look at the aerial map and this feature will be obvious but it’s even better from ground level. Tract 2 is contiguous with Tract 1 and will be offered individually and in combination as Tract 3, selling in whichever form garners the highest proceeds for our Sellers.
The central portion of the property is mostly Brome hay meadow with the skinny meadow to the far south being a Brome/Native grass mix. The eastern boundary is composed mostly of cropland currently in soybeans with pockets of heavy timber in both the northwest and southwest corners as well as a dense hedgerow along the eastern property line.
Hunters should also love the location of this property as it’s only bordered by one road which ends at a minimum maintenance road near the northwest corner. This tract has seclusion in spades! Also, it’s less than 5 miles to I-35 and an hour or so drive to the KC metro.
According to FSA records, there’s 26.92 acres of cropland on this tract and there’s approximately 30 acres currently in hay productions. Like Tract 1 to the south, the soil types are good upland varieties mostly composed of Summit variations. Please refer to the “Related Documents” section within this listing on our website to review the FSA and soil maps.
Please give us a call to setup a tour of this exceptional hunting tract. We think it will likely create some adrenaline flow and a heavy case of cabin fever!
