Land Auction: Tract 1 – James M. Warren Trust – 157 +/- Acres – Wabaunsee County, KS
Vaughn-Roth Land Brokers is honored to represent the James M. Warren Trust with the auction of 1,300 +/- acres of Wabaunsee County excellence that is being offered in 11 tracts or combinations thereof. Situated near the eastern edge of the iconic Flint Hills eco-region, these properties each possess unique and inherent attributes that will appeal to diverse buyer types, whether you’re a beef producer, farmer, hunter, investor or are ready to build your forever home. These tracts are all located east and south of Eskridge, Kansas which is a beautiful rural area far away from the noise of the city but close enough to access the amenities of larger locales if needed. Topeka is approximately 25 miles to the northeast, Emporia is 35 miles south and the great town of Manhattan is approximately 44 miles to the northwest.
These parcels have all been in the same family for decades and have an excellent reputation for both production and recreational characteristics. For the livestock producer, the pasture tracts are all reputable parcels with many having substantial natural springs, water wells and ponds for water sources. There's good options here for the grain producer as well in this auction and there's multiple first-class choices here for the deer and waterfowl hunters. The page is is turning to the next chapter and opportunity is knocking to add quality to your operation or portfolio. For those who would need an agricultural tenant, there is a long-time tenant who would be interested in continuing to lease the properties if possible.
This Hybrid auction will take place on February 11th at 6:00 P.M. at Champions Landing in Emporia with a physical address of 1801 Rural Street. The auction will feature both a live auction as well as an online option to bid for those who cannot attend in person. Tract 1 is a highly desirable parcel for those seeking an absolute top-shelf recreational property and rural escape. This property has an excellent and easily accessible location and boasts a diverse mixture of cropland, Native grass, brome, mature timber and the crown jewel, a watershed lake encompassing approximately 10 acres! Whether pursuing whitetails or waterfowl, this tract should be moved to the top of your want list. The western half has a heavily wooded draw with a wet-weather creek meandering through the bottom and is flanked by a crop field in the southwest corner. According to the tenant, this draw has a productive spring that typically produces a good water supply. There’s also a pond in the northwest quadrant just east of the timbered draw. Moving eastward, you will find a large expanse of high-quality Native grass pasture that rolls off to the watershed lake near the east boundary. This lake totals approximately 10 acres, featuring a healthy fish population of bass, crappie and catfish and is heavily used by migrating waterfowl. Please be sure to check out our waterfowl videos and trailcam pictures.
For the cow/calf producer, there’s obviously plenty to like here as well. You would be challenged to find a better wintering location or place to calve your cows. There’s pavement frontage on two sides, water galore from the lake, pond and creek, a good base to feed on just inside multiple entrances with excellent double pipe gates and plenty of timber with substantial elevation changes, offering a comfortable escape from the wind. The pasture portion boasts robust and resilient Native grass varieties with a heavy influence of Big Bluestem and Indiangrass. The east fence is 5 strand rated mostly good with one small stretch rated adequate. The west and south fences are 5 strand rated good to excellent and the north fence is 5 strand rated mostly good.
The tillable portion in the southwest corner of this tract totals 5.68 acres, according to FSA records, and the majority soil types throughout the bottom portions are composed of Martin and Labette silty clay loam varieties.
Tract 1 is also being offered in combination with the adjoining Tract 2 (35 +/- acres) to the east. These properties will sell in whichever format garners the most proceeds.
