This Hybrid auction will take place on February 11th at 6:00 P.M. at Champions Landing in Emporia with a physical address of 1801 Rural Street. The auction will feature both a live auction as well as an online option to bid for those who cannot attend in person. To finalize registration to bid online, you will need to email proof of funds if you are not financing or a bank approval letter if you are getting a loan to cameron@vaughnroth.com.

Tract 11 totals 120 acres more or less and is composed of mostly Native grass pasture, a portion of expired CRP, a timbered draw and a good pond near the east property line. The portion of expired CRP is along the south boundary and has a good stand of Native grass for a tract an area that was formerly tillable. This portion needs to go right into your grazing program along with the balance of the property. The fences on this tract are all barbed wire with the fences surrounding the portions currently being grazed rating from adequate to good. There will need to be some fence work done to incorporate the former CRP.

There’s also some hunting appeal to this parcel provided by the timbered draw running through the central region. Please refer to the trailcam pictures as we approach the auction date.

Driving Directions:  From Eskridge, take Highway 99 south for 6.5 miles to Elm Creek Rd. and turn east. Proceed 1.25 miles and the property will begin on the north side.

Brief Legal Description: The East ½ of the NW ¼ and the West ½ of the West ½ of the NE ¼ Section 10, Township 15 South, Range 12 East of the 6th P. M., Wabaunsee County, Kansas.

Earnest Money: $40,000 due on day of sale.

Closing & Possession: Full possession shall be at closing, on or before March 18, 2026.

Minerals: The Sellers mineral interests shall transfer to the Buyer at closing.
