These Coffey and Woodson County tracts located between Gridley and Yates Center are being offered via online auction beginning at Noon on April 21st  and the bidding will begin closing at Noon on April 23rd. Tract 2 is located at the intersection of 190th Rd. and Indian Rd. northwest of Yates Center and totals 80 acres more or less. It is adjacent to Tract 3 which is situated along its west boundary. This is a tract for the hunter looking for some return on investment as there’s a substantial whitetail population inhabiting the property and there’s tremendous upside with some addition of feed and management. The majority of the central section of the south half of the property is a canopy of hardwoods with scattered cedars and a creek running most of the length of the tract.

This property is located in the highly reputable Kansas Deer Management Unit # 14 and the deer genetics that mindful whitetail managers desire should be present. With the addition of foodplots and feeders, this tract should really bloom. There’s good access points from the east road and the grass portion adjacent to the timber from the west side coming off the north road. The areas along the creek on the south side of the timber would be an excellent location for feeders. There’s a substantial elevation change going upwards to the south that’s in native grass pasture, providing excellent bedding cover just steps away from water and mature, dense timber.

The active oil lease on this property is known as the “Stockebrand Lease” with Kraft Oil Company, LLC as the current operator who is a local with a good reputation. According to Kansas Geological Survey records, the last three years of production were 567 barrels in 2023, 554 barrels in 2024 and 581 barrels through November of 2025. This property is being offered via online auction that will begin at Noon on April 21, 2026 and will begin closing at 9:00 AM on April 23, 2026.  The auction will feature a dynamic closing meaning that any bids placed with under three minutes remaining will automatically extend the remaining time to three minutes. Disclosure 1: As is commonly the case in the area, there is a presence of Sericea Lespedeza on the property. The grass was recently sprayed with the sprayer tracks still evident as you’ll see in the aerial photos.

Disclosure 2: This Tract is being offered individually and in combination with adjoining Tract 3 to the west. If the properties sell separately, there will need to be a fence approximately 1/8th mile long constructed between the two tracts.
