On behalf of the Jacque L. Young Estate, Vaughn-Roth Land Brokers presents 5 tracts or combinations thereof totaling 720 +/- acres of excellence and opportunity for your consideration. These Coffey and Woodson County tracts located between Gridley and Yates Center are being offered via online auction beginning at Noon on April 21st  and the bidding will begin closing at Noon on April 23rd. There’s likely a property type that fits your desires whether you’re a grain farmer, beef producer or a hunter. Tracts 2 and 4 also have current oil production for those who want increased return on investment. Tract sizes range from 80+/- acres to 320+/- acres so find the one that fits your needs and prepare to buy! Tracts 2 and 3 are contiguous and are being offered individually and in combination as Tract 4. Tracts 5 and 6 are contiguous and are being offered individually and in combination as Tract 7. The properties will sell in whichever form garners the most proceeds.

Tract 3 is located at the intersection of 190th Rd. and Hereford Rd. northwest of Yates Center and totals 160 acres more or less. It is adjacent to Tract 2 which is situated along it’s east boundary. This parcel is all business for the beef producer as it features a resilient stand of virgin native grass that can continue to be productive during times of drought when tame grass varieties wilt with weakness. There’s a good mix of robust grass types here with the primary being Big Bluestem and Indiangrass along with some Little Bluestem and Switchgrass, all being the desirable types that cattle operators desire. As evidenced by the sprayer tracks in the pasture, this grass was sprayed last year by the tenant using Pasturegard and Tordon. The pasture has obviously reacted well as there’s a substantial amount of grass left from last year’s grazing season. Livestock water is provided by two ponds with one near the east boundary and one in the west-central portion.

Existing boundary fences are constructed of barbed wire. There is a stretch on the east side that’s  approximately 1/8th of a mile long that will need new construction if Tracts 2 and 3 sell separately. The west fence is 4 strand rated adequate to good depending on the portion evaluated. The south fence is 4 and 5 strand rated fair. The east fence is 4 strand rated good except the portion where there is no fence between the subject tract and Tract 2. The north fence is 4 strand rated fair.

If the Buyer needs a farm/ranch tenant on any of these tracts, the former tenant has shown an interest in continuing to rent the properties in the future and we will be happy to make that introduction.

If you want both tracts, bid on them individually and if you don't get them, you'll have another chance on the combination.

This property is being offered via online auction that will begin at Noon on April 21, 2026 and will begin closing at 9:00 AM on April 23, 2026.  The auction will feature a dynamic closing meaning that any bids placed with under three minutes remaining will automatically extend the remaining time to three minutes. Disclosure 1: As is commonly the case in the area, there is a presence of Sericea Lespedeza on the property. The grass was recently sprayed with the sprayer tracks still evident as you’ll see in the aerial photos.

Disclosure 2: Again, this Tract is being offered individually and in combination with adjoining Tract 2 to the east. If the properties sell separately, there will need to be a fence approximately 1/8th mile long constructed between the two tracts. We will defer to Kansas fencing laws regarding any responsibility of the landowners related to construction and expense for said fence.

Disclosure 3: Although there is no oil production on this tract, there are oil tank batteries in use near the north boundary that have the legal right to be there and will continue to remain there for the foreseeable future.

Driving Directions: From Yates Center, take Highway 75 north for 6 ½  miles to 180th Rd. and turn west. Proceed 5 miles to Hereford Rd. and turn north. Continue for 1/2 mile and the property begins on the east side.
