These Coffey and Woodson County tracts located between Gridley and Yates Center are being offered via online auction beginning at Noon on April 21st and the bidding will begin closing at Noon on April 23rd. There’s likely a property type that fits your desires whether you’re a grain farmer, beef producer or a hunter. Tracts 2 and 4 also have current oil production for those who want increased return on investment. Tract sizes range from 80+/- acres to 320+/- acres so find the one that fits your needs and prepare to buy! Tracts 2 and 3 are contiguous and are being offered individually and in combination as Tract 4. Tracts 5 and 6 are contiguous and are being offered individually and in combination as Tract 7. The properties will sell in whichever form garners the most proceeds.
Tract 5 totals 160 acres more or less and has been laid out for the ag operator with the majority in cropland production with some mostly tame grass hay meadow and a pond. There is a light tree presence in the low spots and fencerows but this parcel features a high percentage of productive land without much waste. It’s adjacent to Tract 6 which is located along its west and south boundary with both tracts being offered individually and in combination with each other.
According to FSA records the cropland acreage totals 118.82 acres including field sizes of 69.43 acres, 36.59 acres and 12.8 acres. A review of the soil map shows a majority soil composition of good Class 2 Woodson silt loam with 0-1% slopes totaling 73.07 acres and Kenoma silt loam with 1%-3% slopes totaling 66.22 acres. The balance is made up of Class 2 Summit silty clay loam at 12.25 acres and a small amount of Verdigris silt loam in the non-productive low spots. The hay meadow portions are mostly tame varieties of fescue and brome with a complimentary light presence of native. If the hay meadow doesn’t fit your operation, based on soil types, there is likely some additional acreage that could be transitioned to expand the current tillable fields.
This property has been used in the past in conjunction with the adjoining Tract 6 to winter cattle. If this tract sells separately from Tract 6, there will be no boundary fence between the two tracts. The existing north fence, east fence and west fence of Tract 5 are barbed wire that have been holding cattle but are in need of some TLC.
If the Buyer needs a farm/ranch tenant on any of these tracts, the former tenant has shown an interest in continuing to rent the properties in the future and we will be happy to make that introduction.
