Land Auction: Tract 6 – Jacque L. Young Estate – 160 +/- AC
On behalf of the Jacque L. Young Estate, Vaughn-Roth Land Brokers presents 5 tracts or combinations thereof totaling 720 +/- acres of excellence and opportunity for your consideration. These Coffey and Woodson County tracts located between Gridley and Yates Center are being offered via online auction beginning at Noon on April 21st and the bidding will begin closing at Noon on April 23rd. There’s likely a property type that fits your desires whether you’re a grain farmer, beef producer or a hunter. Tracts 2 and 4 also have current oil production for those who want increased return on investment. Tract sizes range from 80+/- acres to 320+/- acres so find the one that fits your needs and prepare to buy! Tracts 2 and 3 are contiguous and are being offered individually and in combination as Tract 4. Tracts 5 and 6 are contiguous and are being offered individually and in combination as Tract 7. The properties will sell in whichever form garners the most proceeds.
Tract 6 totals 160 acres, more or less, and is composed of an upland tillable field along the west boundary with the balance in hay meadow and a small pond. According to FSA records, the total cropland acreage is 59.66 acres and the hay meadow acreage is approximately 95 acres, providing a high percentage of revenue generating land for the ag producer. Per the soil map, the overwhelming majority soil type on this tract is good Class 2 Woodson silt loam with 0-1% slopes totaling  144 acres with the entirety of the balance being good Kenoma silt loam with 1% to 3% slopes.
This property has been used in the past in conjunction with the adjoining Tract 5 to winter cattle. If this tract sells separately from Tract 5, there will be no boundary fence between the two tracts. The existing south fence, east fence and west fences of Tract 6 are barbed wire that need some attention.
