These Coffey and Woodson County tracts located between Gridley and Yates Center are being offered via online auction beginning at Noon on April 21st  and the bidding will begin closing at Noon on April 23rd. Tract sizes range from 80+/- acres to 320+/- acres so find the one that fits your needs and prepare to buy! Tracts 2 and 3 are contiguous and are being offered individually and in combination as Tract 4. Tracts 5 and 6 are contiguous and are being offered individually and in combination as Tract 7. The properties will sell in whichever form garners the most proceeds. 

Tract 7 totals 320 acres more or less and as described previously in Tracts 5 and 6, is a mixture of cropland, native hay meadow on the south and mostly fescue and brome hay meadow on the north.  According to FSA records, the total cropland acreage is 178.48 acres and the grass acreage is approximately 122 acres, providing a high percentage of revenue generating land for the ag producer. According to the soil map, the overwhelming majority soil type on this tract is good Class 2 Woodson silt loam with 0-1% slopes totaling 216.8 acres with the majority of the balance being good Kenoma silt loam with 1% to 3% slopes totaling 84.21 acres. This property has been used in the past by the tenant to winter cattle. The majority of the boundary fences range from fair to good depending upon the section and there are some sections we suggest some new construction on if you plan to winter cattle on it.

This property is being offered via online auction that will begin at Noon on April 21, 2026 and will begin closing at 9:00 AM on April 23, 2026.  The auction will feature a dynamic closing meaning that any bids placed with under three minutes remaining will automatically extend the remaining time to three minutes. Driving Directions: From Yates Center, take Highway 75 north for 4 ½ miles to 160th Rd. and turn west. Proceed 3 miles to Jay Rd. and turn north. Continue for 1/2 mile and the property is on the east side.

Brief Legal Description: The West Half of the Northeast Quarter AND the Northwest Quarter AND the North Half of the Southwest Quarter of Section 17, Township 24, Range 15 East of the 6th P.M., Woodson County, Kansas. 320 acres more or less.
