There’s good reason that the eastern half of Kansas is the summer destination for grazing calves from points all across the United States and we have a unique listing here. This quarter section is being offered as an individual tract but there’s an additional quarter section adjacent to the south boundary available as well, providing for a contiguous 320+/- acres if you desire a larger parcel.
Located at the convergence of the legendary Flint Hills eco-region and the productive Osage Cuestas, this is one for the beef producer who appreciates the greatest natural resource Kansas has to offer… the robust and resilient native grasses that continues to stack the weight on stocker cattle throughout the summer months while those on tame grass go backwards.
Totaling 160 acres more or less, this tract features a high-quality native grass community that has been provided good stewardship and we tip our hat to the tenants who have done an admirable job keeping the weed presence at a low level. There’s a large population of Big Bluestem on these parcels which is the most desirable of all the native varieties in this region due to its palatability and nutritional value. There’s also a substantial influence of Indiangrass and Switch Grass which are two more of the stalwarts of the prairie grasses with a compliment of high-protein forbs to maximize the diet of those grazers.
Fences on this parcel are four strand barbed wire ranging mostly from fair to adequate, depending on the section being evaluated. This area of Kansas historically receives between 38”-40” of rainfall annually with drought typically not being an issue. Livestock water is provided by two sizable ponds with one in the southwest quadrant and the other nearer the east boundary. There is current oil production on the property. It is understood but not guaranteed by the Broker or the Sellers that there is a 1/16th Royalty Interest possessed by the Sellers. What we are guaranteeing is that any mineral interests possessed by the Sellers will transfer to the Buyer.
