Tract 3 is the combination of Tracts 1 and 2 which are contiguous. Tracts 1 and 2 are also being offered separately with the properties selling in whichever form garners the most proceeds. Tract 3 totals 316 +/- acres and is the crown jewel hunting property of this auction. As previously described in Tracts 1 and 2, it’s a super special property with inherent qualities that would be tough to duplicate. From a large pond in the southeast corner to a beautiful rolling terrain, a meandering creek bisecting from east to west to multiple secluded pockets providing excellent bedding areas and potential foodplot locations, you’ll search far and wide to find one better than this!
The pond in the southeast corner encompasses approximately 2.5 acres and is stocked with bass, catfish and bluegill and is well-known in the area for the quality it produces. This area is fenced off from the rest of the property and has been used for cattle grazing by the tenants. The balance of the tract is a mix of heavy hardwoods, cropland and hay meadow.
For those who desire privacy and solitude for both themselves and the wildlife, you’re going to absolutely love this parcel! With only a road on the south end and a low maintenance road along the north boundary, the interior is an absolute sanctuary. There are multiple secluded pockets for bedding areas or a possible transition to foodplots.
The soil types on this tract that are currently in crop and hay production are mostly composed of good upland types including Summit and Aliceville varieties. At the bottom of the description on our website, you will find a soil map in the “Related Documents” section for your review.
Location is another inherent attribute that you’ll enjoy for a multitude of reasons, starting with the close proximity to I-35. Located just over 2.5 miles from I-35 along good County maintained roads, it an approximate easy 1 hour drive from the KC metro.
Give us a call to schedule a tour of this incredible tract. It’s uniqueness will be very obvious and apparent upon inspection! We think you’ll love it!
