Tract 5 totals 113 acres more or less located northeast of Melvern, Kansas with a physical address of 5053 E. 301st. St. This is a great mixed-use property with a small home, excellent metal building, brome hay meadow, hardwood timber and mostly Native grass pasture. Like Tract 4 which is just across the road to the northeast, this property has tons of upside potential.
The home, outbuildings and improvements are located at the north end of the property near the west boundary. The home has been used by the family in recent years to stay on the weekends but is in need of some TLC. The home is not served by rural water and does not have a septic system that meets County code. The property sells as is with no warranties expressed or implied. Brief Legal Description: A tract containing 113 acres, more or less, in the Northeast 1/4 of Section 6, Township 18 South, Range 17 East of the 6th P.M., Osage County, Kansas. Including residence, outbuildings and improvements.
Driving Directions: From Melvern, take Emporia St. becoming 309th St. east for 3.75 miles to Shawnee Heights Rd. and turn north. Proceed 3/8ths of a mile and the property is on the west side of the road.
Minerals: The Seller's mineral interests will transfer to the Buyer.
Earnest Money: $40,000.00 due on day of sale.

Possession: Possession shall be at closing or after harvest of the 2025 spring-planted crop, whichever comes last.
