Located south of Gridley, Kansas with pavement frontage, Tract 1 totals 160 acres more or less and is a diverse beauty consisting of cropland along the creek, rolling native hay meadow, multiple pockets of hardwood timber and two ponds. The aesthetics of this tract can’t be adequately described without seeing it but it’s tremendously pleasing to the eye with a beautiful rolling topography and a creek meandering through the southern 1/3rd  of the property.

According to FSA records, the cropland acreage totals 48.62 acres and a review of the soil map will show the majority soil types within the cropland portions being composed of Eram silt loam with 1% to 3% slopes and Verdigris silt loam with 0-1% slopes along the creek. The acreage currently in hay meadow totals approximately 83 acres and has been well attended by the tenant. This portion of the property features gently rolling elevation changes and a pond in both the northern and southern meadows although the southern pond could use some dozer work. The hayable portions consist of native grass types, mainly robust Big Bluestem, Indian and Switch varieties.

Deer and turkey hunters should love this offering as sign of both is easily evident throughout the property. The resident whitetails have everything they need here and more. This property is being offered via online auction that will begin at Noon on April 21, 2026 and will begin closing at 9:00 AM on April 23, 2026.  The auction will feature a dynamic closing meaning that any bids placed with under three minutes remaining will automatically extend the remaining time to three minutes. Disclosure 1: As most people are aware, in Kansas, the landowner owns to the center of the road including the right-of-way, unless the right-of-way was purchased in the past by a governmental entity. The taxable acreage is most always less than what the landowner owns to the center of the road. This tract is a bit unique in that the taxable acres reflect County road right-of-way on four sides while there is only existing County roads along the north and west boundaries. This creates a larger than usual discrepancy between the total acreage being sold versus taxable acreage. The fact is that we are selling a legally described Quarter Section including right-of-way of 160 acres more or less while the acreage the landowner is taxed on is 150.2 acres according to County record. Bidders are to adjust their bid how they see fit but should appreciate actually owning substantially more land than they are being taxed for.

Disclosure 2: As is commonly the case in the area, there is a presence of Sericea Lespedeza on the property.

Disclosure 3: This would make an excellent building site but there is not currently capacity on the rural water line running through the area to add a water meter. According to Coffey County Rural Water District # 2, there is currently discussion regarding the possibility to add more water capacity in the future.
