Property Description

Vaughn-Roth Land Brokers is very honored to represent Allen Wise with the sale of his Allen County, Kansas real estate holdings entitled Hotel Juliet, LLC. Mr. Wise is widely accepted as possessing one of the sharpest business minds to hail from the great State of Kansas and we appreciate being chosen to represent him for the second time.

No matter what buyer type you are, you’ll find something you like within this diverse offering. From Neosho River cropland to premier hunting attributes to pasture and hay meadow to support your cattle operation, you’ll find it all right here. Many of these parcels also have utilities nearby as well if you’re searching for a rural oasis to build your forever home or just a quiet retreat from the noise of the city.

This offering totals seven individual tracts with two adjoining tracts also being offered in combination. Tracts 1-5 will be offered individually only while tracts 6 and 7 will be offered individually and then in combination with the property selling in whichever form garners the most proceeds.  Tract 7 is being offered via online auction that will begin at 12:00 p.m. on June 1st, 2024 with a dynamic closing to start at 5:00 p.m. on June 4th, 2024.

Tract 7 totals 160 acres more or less and is located on the southwest side of the intersection of 400th and Missouri Rd. southwest of Iola. This parcel consists mostly of tame grass grazing pasture, hardwood timber with a pond and wet-weather creek providing water sources for livestock and wildlife. There’s approximately 30 acres of timber that runs from the northwest to the southeast and has multiple suitable areas to add foodplots for added wildlife attraction.

This tract would make a great addition for the cow/calf producer due to the cool season grasses and heavily timbered portions that in combination with a large elevation drop, provide excellent protection from the wind and precipitation. Fences are constructed of barbed wire and rate from adequate to good depending on the section except for the boundary fence on the west side which is the division fence between Tracts 6 and 7.

For those interested in a homesite, this is an excellent prospect! Beautiful views are provided from the high elevations along the north boundary which is also the area where the utilities are adjacent to.  Any rural water information including location, availability and costs needs to be obtained by potential buyers by calling Woodson County Rural Water District #1 at 620-468-2385.

Driving Directions: From Iola, take Highway 54 west for 4.75 miles to 400th Rd. and turn south. Proceed 2 miles and the property begins on the west side.

Disclosure: This Tract is being offered individually as well as in combination with adjoining Tract 6 that is to the west. The property will sell in whichever form garners the most proceeds.
