This Hybrid auction will take place on February 11th at 6:00 P.M. at Champions Landing in Emporia with a physical address of 1801 Rural Street. The auction will feature both a live auction as well as an online option to bid for those who cannot attend in person. Tract 10 totals 320 acres more or less and should be moved to the top of the beef producer’s wish list. Excellent quality Native grass pasture, numerous water sources and infrastructure all combine to compose a tract that should greatly benefit your cattle operation.

When touring the property, it seems there’s another water source every time you turn around which you can get a good view of from the drone video. In addition to the 4 ponds and the creek running through the west ½, according to the tenant, there’s a substantial water well near the west boundary that in past years was used to supply the residence across the road. The well isn’t currently being used but there’s another excellent possible option.

The grass on this tract is mostly robust Native varieties headlined by the Big 4 of Indiangrass, Switch Grass, Big Bluestem and Little Bluestem. Boundary fences surrounding the pastured portions are all barbed wire with the east, west and south fences being five strand mostly rated good. The north fence is four and five strand rated fair to good, depending on which portion is being evaluated.
