Land Auction: Tract 6 – James M. Warren Trust – 148 +/- Acres – Wabaunsee County, KS
Vaughn-Roth Land Brokers is honored to represent the James M. Warren Trust with the auction of 1,300 +/- acres of Wabaunsee County excellence that is being offered in 11 tracts or combinations thereof. Situated near the eastern edge of the iconic Flint Hills eco-region, these properties each possess unique and inherent attributes that will appeal to diverse buyer types, whether you’re a beef producer, farmer, hunter, investor or are ready to build your forever home. These tracts are all located east and south of Eskridge, Kansas which is a beautiful rural area far away from the noise of the city but close enough to access the amenities of larger locales if needed. Topeka is approximately 25 miles to the northeast, Emporia is 35 miles south and the great town of Manhattan is approximately 44 miles to the northwest.
These parcels have all been in the same family for decades and have an excellent reputation for both production and recreational characteristics. For the livestock producer, the pasture tracts are all reputable parcels with many having substantial natural springs, water wells and ponds for water sources. There's good options here for the grain producer as well in this auction and there's multiple first-class choices here for the deer and waterfowl hunters. The page is is turning to the next chapter and opportunity is knocking to add quality to your operation or portfolio. For those who would need an agricultural tenant, there is a long-time tenant who would be interested in continuing to lease the properties if possible.
This Hybrid auction will take place on February 11th at 6:00 P.M. at Champions Landing in Emporia with a physical address of 1801 Rural Street. The auction will feature both a live auction as well as an online option to bid for those who cannot attend in person. For those bidding online, you can pre-register by clicking the green “Register To Bid” box within the listing on our website. To finalize registration to bid online, you will need to email proof of funds if you are not financing or a bank approval letter if you are getting a loan to cameron@vaughnroth.com.
Tract 6 total 148 acres more or less and is another diverse parcel suited for either the cattleman or the recreational buyer who seeks a premium hunting retreat.
Cattle operators will appreciate the improvements at the south boundary near the old homestead. There’s multiple usable outbuildings, grain bins, and an excellent set of pipe pens for your cattle catching and sorting needs. The location is also a big plus as it’s just 3/4 mile to pavement, allowing for convenient drives to the livestock auctions at Emporia, Manhattan or a multitude of other options.
The majority of the grasses on the property are Native species, well-known for their resiliency during the heat of summer and ability to sustain through periods of drought when tame grasses falter. There is a separately fenced brome hay meadow at the northwest corner, giving you some quality forage to bale and feed throughout the winter. Boundary fences on this tract vary with all of them at least being adequate. The east and north fences are 4 and 5 strand rated adequate as they are currently holding cattle. The west boundary fence is mostly 5 strand rated good to excellent and the south fence has two different vintages with the western portion being newer 5 strand rated excellent and the eastern portion being mostly 4 strand rated good.
Water supply for both livestock and wildlife is supplied by two ponds and a wet-weather creek running through the entire north half of the property.
The recreational buyer will love the inherent traits this property offers including the heaviest timber being located far from the boundary roads, yet having beneficial access to your hunting stands from the east, west and south sides, depending on wind direction. There’s an already existing foodplot near the north boundary and there are multiple other excellent options to add food sources if desired. With a quick tour of the property, the upside potential for wildlife development will be obvious and self-evident. A beautiful canvas is here for you to finish as you wish!
