There’s good reason that the eastern half of Kansas is the summer destination for grazing calves from points all across the United States and we have a unique listing here. This quarter section is composed of two 80 acre tracts with separate ownership but being offered as one unit. In addition, there’s an adjoining quarter section to the north that is being offered for another Seller, providing for a contiguous 320+/- acres if you desire a larger parcel.

Located at the convergence of the legendary Flint Hills eco-region and the productive Osage Cuestas, this is one for the beef producer who appreciates the greatest natural resource Kansas has to offer… the robust and resilient native grasses that continues to stack the weight on stocker cattle throughout the summer months while those on tame grass go backwards.

Totaling 160 acres more or less, this tract features a high-quality native grass community that has been provided good stewardship and we tip our hat to the tenants who have done an admirable job keeping the weed presence at a low level. There’s a large population of Big Bluestem on these parcels which is the most desirable of all the native varieties in this region due to its palatability and nutritional value. There’s also a substantial influence of Indiangrass and Switch Grass which are two more of the stalwarts of the prairie grasses with a compliment of high-protein forbs to maximize the diet of those grazers.

Fences on this parcel range mostly from adequate to good, depending on the section being evaluated. The north and east fences are both four strand rated adequate. The north half of the west fence is four strand rated mostly good while the south half of the west fence is four strand rated adequate. The south fence is the best on the property, being composed of four and five strand rated mostly good.

This area of Kansas historically receives between 38”-40” of rainfall annually with drought typically not being an issue. Livestock water is provided by two quality ponds with one located near the south boundary and another in the west-central portion. With a day’s worth of dozer work, there are a couple of older ponds in the east and north regions that could see more productive duty in the future.

These parcels also feature a good location just 1.5 miles from pavement, providing for easy access to Highways 58 and 75 and continuing further to excellent livestock marketing options at Emporia, El Dorado, Fredonia and our good buddy with Superior Livestock at Yates Center.

There is current oil production on the property and full ownership details are pending as there are varying degrees of ownership. What we are guaranteeing is that any mineral interests possessed by the Sellers will transfer to the Buyer.

Possession: Shall be after the 2026 grazing season as the property is currently leased. The lease income is negotiable dependent upon when the tract sells, whether it be early in the grazing season or nearer the expiration.
