Tract 4 is the combination of the previously described Tracts 2 and 3 and totals 240 acres more or less. This tract is located at the intersection of 190th Rd. and Indian Rd. northwest of Yates Center. This parcel is composed of native grass pasture, heavy timber along the north boundary with a creek, 2 ponds and current oil production. There’s a good mix of robust grass types here with the primary being Big Bluestem and Indiangrass along with some Little Bluestem and Switchgrass, all being the desirable types that flourish when tame grass falters.
As evidenced by the sprayer tracks in the pasture, this grass was sprayed last year by the tenant using Pasturegard and Tordon. The pasture has obviously reacted well as there’s a substantial amount of grass left from last year’s grazing season. Existing boundary fences are constructed of barbed wire.
