Tract 1 totals 71 acres more or less and is situated southwest of Iola just north of the intersection of 900th and Minnesota Rd. This property features Neosho River frontage, high-quality soil and heavy timber to add recreational appeal. There’s approximately 3/10ths of a mile of river running along the east boundary that’s flanked by heavy hardwood timber. Effective cropland acres on this parcel totals 55.05 according to FSA records with the majority soil type being the highly coveted Verdigris silt loam with the balance being made up of Dennis, Kenoma, Osage and Eram varieties. For your convenience, please find the soil map within the “Related Documents” portion of this listing on our website. There is a portion of the cropland between the creek and the river that has been accessed across the neighboring property in past years. It will be up to the Buyer to make arrangements for access going forward. The hunter will also find the heavily timbered creek drainage that extends through the property from the north to be very appealing. This is a heavily accessed natural corridor used by an abundant whitetail population that converges with the timber flanking the Neosho River directly on this tract.

This is a prime opportunity to add high-level quality to your land portfolio, whether you’re an ag producer, investor or hunter looking for legendary Kansas bucks while appreciating some return on investment.
