Located on the southwest side of the intersection of 400th and Missouri Rd. southwest of Iola, Tract 8 is the combination of Tracts 6 and 7 which are also being offered individually. We will add the individual bids of Tract 6 and Tract 7 and then add a $25,000.00 escalator and this is where the bidding on Tract 8 will begin. The parcel totals 240 acres more or less and is composed of Native hay meadow, upland tillable, hardwood timber, fescue pasture with two ponds and hunting appeal. The cropland portion totals 5.5 acres according to FSA records and consists of Wagstaff silty clay loam while the hay meadow portion totals approximately 27 acres. This tract would make a great addition for the cow/calf producer due to the cool season grasses and heavily timbered portions that in combination with a large elevation drop, provide excellent protection from the wind and precipitation.
